I need a better understanding of the components that make up the total cost of facility ownership (TCFO). I’m not sure if TCFO includes both explicit and implicit costs, but I'm specifically interested in the explicit costs. Could someone give some examples of the types of costs that are typically included in TCFO calculations? I want to make sure that I'm considering all of the relevant factors in my budget.

When considering the Total Cost of Facility Ownership, the following explicit or direct costs could be included:

  • The cost of all utilities, including bills for energy, oil, water, gas, etc.
  • Rent for all facilities
  • The amount of money spent on property and liability insurance
  • Security personnel and related surveillance systems costs
  • All expenses related to upgrades, renovations, and refurbishments that improve the functionality of a facility
  • The costs incurred by equipment installation, plumbing, lighting, and fire safety systems, among others
  • Costs related to maintenance, repairs, and replacements of all these systems
